January - the month of new beginnings. A fresh start. A time for renewal, goal setting and resolutions. We like to think of the new year as an opportunity to live with a heightened sense of intention and purpose, a chance to start living our best lives, making the most of the moments we have and realizing our full potential. It’s about being well, and doing well. Where you live highly influences your mindset and sense of wellbeing. Although January’s late dawns and chilly weather can make some of us want to hibernate, we thought it would be fun to draw some inspiration from the slogans of the towns where we live and serve. These few expressions give an indication of what makes this area so special and why we love where we live.

The decision to buy a home is not purely about brick and mortar, but about the lifestyle, amenities and the strong sense of community gained. Southern Georgian Bay and the counties of Grey and Bruce have so many pull factors that continue to make this area a great place to invest and live. It really is a great time to be in our region! Storybook-worthy, historical downtown centres which are undergoing rejuvenation, yet still retaining their small-town charm. Harbour front walks, burgeoning art scenes, chic restaurants, cafes, and galleries, boutique vineyards and breweries. And of course, nature is right outside your door, with the Escarpment providing a stunning backdrop for hiking, skiing, snowshoeing, snowmobiling or mountain biking. Georgian Bay and Lake Huron are the go-to destinations for cottage goers and lake life in the warmer months. Space here comes at lower premiums than the city, without forgoing the amenities of city life. Who doesn’t want to live in a place where people spend their holidays? We really have it all; a true four-season paradise.
Following two whirlwind years in real estate, we are excited and optimistic about the coming seasons. Looking at the early spring market, if predictions are correct, we are in for one, possibly two more interest rate hikes in first and second quarters of the year. The interest rate situation is not likely to improve, which means that mortgage rates will most likely not pivot until later in the year or moving into next year. However, experts agree that the end is in sight. Demand is currently facing opposing forces of higher mortgage costs, balanced by buyers still playing ‘wait-and-see’ from last year and paired with an anticipated high demand from 500,000+ immigrants slated to join us over the coming year. This indicates that demand for housing only stands to intensify. Not only that, supply/inventory in the GTA and major cities are consistently reporting low levels. We believe that some of that excess demand will still continue to bring buyers out of the city centres to our secondary and tertiary markets. Based on the last few consecutive months, home inventory levels do not seem to be an issue in our region. This month, year-over-year active listings are up over 200% on the Lakelands Board and 167% for the Grey Bruce Owen Sound Board. At the McGregor Hahne Group, we are encouraged by the market potential and excited by the year ahead of us. There’s a lot to do before the calendar officially marks Spring!
Although we are sometimes encouraged to set realistic goals at the turn of the year, there’s nothing wrong with dreaming big! Engel & Völkers conducted exclusive market research, revealing the trends that will influence luxury homebuyers in the coming years. Research showed that millennials will drive the luxury home market—representing a significant shift as baby boomers have long driven both the buying and selling sides of the luxury real estate market.
As many North Americans feel the effects of an economic downturn, the housing market has begun to revert back to normalized conditions and, in some cases, is cooling down after more than two years of unprecedented highs. While real estate professionals continue to navigate through the balance of price changes, interest rates, and the continuous need for individuals to buy and sell, the luxury market is taking on new life.
While there are many similarities across all luxury homebuyers, there are multiple trends influencing the mindsets and attitudes of specific segments within these consumers. We identify five trends that will motivate North American luxury homebuyers in the next year. |
