The first official day of Spring is firmly in sight and in Southern Georgian Bay and Grey Bruce, we are encouraged to see market activity picking up steadily on both the listing and buying sides. The real estate market is showing positive signs as home showings are rapidly filling up the calendar. This positive trend is likely due to consumer confidence rising in response to the central bank's decision to pause interest-rate hikes which was upheld by the March 8th policy announcement. The Bank of Canada has confirmed that they will not be raising rates unless they see an accumulation of more inflationary pressures, which we have not seen thus far. Despite slightly higher mortgage payments, the current market is favourable to buyers as inventory numbers continue to rise and prices are on a slight downward trend.
Some buyers may be waiting for further drops in home prices. However, the Canadian market has already experienced on average a decline of more than 20% since its peak in February last year. If we experience a soft recession later on in 2023, as has been predicted, the central bank will most likely respond with cutting interest rates, which could bring more demand to the real estate market and drive prices up again. So if you’re looking at properties, now is a great time to buy. With prices already down significantly, now may be the perfect time to take advantage of the current market conditions and invest in a property.

Thank you to all of you who came out and participated, donated or just came by to cheer us on at this action-packed community event! The Fifth Annual 24h Blue Mtn Relay Fundraiser was a huge success thanks to all the participants, volunteers and supporters. A total of 38 teams skied and snowboarded around the clock, raising close to $200k for the Collingwood General and Marine Hospital Foundation and Special Olympics. The Engel & Völkers network continues to be a strong supporter of the Special Olympics organization, the world’s largest movement dedicated to promoting respect, acceptance, inclusion, and human dignity for people with intellectual disabilities through sports.
