Looking around you will notice beautiful yellow daffodils and colorful bright tulips, Mother Nature is incredible. After the long, cold wintery months follow warm and rainy days, the opportunity for providing new life. A period of discomfort can provide the basis for a period of happiness.

I know it has been difficult, but we must remain hopeful and when I look around I do have great hope. More people are getting vaccinated, including Tam and myself. We know things may never go back to the way they were, but we do look forward to a new, different, normal. Again we will be able to see our loved ones, kids will go back to school and summer camps. We will again enjoy dinner with friends and family, traveling, concerts, live theatre, and living our best life.

Change is certainly occurring in the real estate market. While we still have low inventory and the market remains a competitive sellers market, we've seen the market hesitate. I do not have a crystal ball and I don't know when we'll get to the top of the mountain and start rolling downwards, but the overall market data in Canada indicates a shift, especially in the number of new listings compared to a year ago.

Whether you are looking at buying or selling now or in the future, it is always a good idea to be informed of the market conditions and trends in your area. Regardless of what happens with this real estate frenzy, one thing is certain... The sun will always come out again tomorrow.

LOCAL MARKET DATA.

The Southern Georgian Bay region comprises two distinctive markets.

Home sales in the Western Region, which include Wasaga Beach, Clearview Township, Collingwood, The Blue Mountains, and the Municipality of Meaford, numbered 321 units in April 2021. Increasing by +340% from April 2020.

The average price in the Western Region last month was $838,782. This was an increase of +60% from the same period in 2020. The number of active listings was 54% lower than April 2020.
