We are well into the month of June, one of our favourite months, as there is so much to celebrate and look forward to! June 21st marks the official start to the season, which hails the end of the school year, longer days, weekends at the cottage or lakeside, lazy days in the garden, firing up the grill with friends and family; not to mention, the celebration of new graduates, National Indigenous History month, Canada's largest festival the Pride Parade, and awesome Dads everywhere on Father's Day, June 19th.
As we shift into summer mode, we are also seeing shifts in the real estate market. Since March, the Bank of Canada has introduced three interest rate hikes in hopes to curb inflation and cool the housing prices seen in the exceptionally bullish market witnessed over the past year. This has led to a swift rebalancing in the market. On the ground, we are seeing this translate into a slight cool down in the number of sales, less bidding wars and buyers tending to a holding pattern, waiting to see how the market will level up. Consumer expectations will affect the number of sales and confidence of buyers in the short-term; however, it is important to keep in mind, that the interest rates we saw during the global pandemic were at historic lows, not the norm and probably shouldn't be.
We anticipate variable market conditions in the short term, but are expecting prices and sales to remain steady as consumer expectations readjust. While you may be tempted to wait for consumer confidence to rise, if you are looking at buying or selling, you will do so in equal market. We encourage, that if you are thinking about making a move, to give us a call.
