We think it’s fair to say that the economic forecasts this month have closely paralleled the unexpected ups and downs of the early November weather! Although we are enduring higher interest rates due the series of hikes this year, there is reason to believe that inflation may be on the turn-around. Not only do we have our finger on the pulse of local markets, we are in constant communication with our GTA offices, as well as those cross-border. Knowing that US and Canadian markets are closely intertwined, we were encouraged to receive news from the Federal Reserve this week that US inflation has reached a peak is trending downward from September's figures. This gives us reason to hope that Canadian inflation will also follow suit when the Bank of Canada releases our stats this coming week. We are optimistic that we will see the 2023 Real Estate market continue to stabilize.
Recently released Real Estate statistics from the Lakelands Board and Realtors Association of Grey Bruce Owen Sound for the month of October show the number new of listings up in all locations. Although listings are higher year-over-year, we anticipate seasonality to be a factor, slowing the number of new listings throughout the winter months. Despite fewer sales overall, average sales price appears to be levelling out, remaining stable month-over-month. Median days on market, or amount of days the listings are taking to sell, is up on average by around 20 days.
What does this means for sellers? Be prepared for your home to be on the market for longer than was expected, even a few short months ago. Ants that communicate with each other when building complex tunnels; intricate paper nests constructed by wasps; birch bark that protects tress from the sun and from fluctuating temperatures: These are the type of phenomena that fascinate Neri Oxman and from which she draws her conclusions. She compares concrete columns of uniform thickness with the trunks of palm trees, which are less dense on the outside than at the centre, and then invents a 3D printer that can cast variable thicknesses of concrete. Nature is her model, but Oxman doesn’t imitate it, she makes computations, creates new things and consider scalability.
