As Kids Go Back to School, We're Thinking About the Fall Waterfront Market

If you're new to Cottage real estate, you might not know just how cyclic this waterfront market is.  There are always a flood of new listings and sales in the spring.  

But once kids are out of school, people get focussed on enjoying their summer.  Traveling, renting, relaxing with kids in July and August.  We see few new listings and real estate sales slow down through the lazy days of summer. 

Once September hits, we see the cottage market pick up again.  Sellers who have had their "last hurrah" list their properties.  We're seeing more new listings now. 

Motivated sellers are reducing their price on listings that have been sitting through the summer hoping to generate new interest and a fall sale. Even those who don't reduce should be expecting to negotiate, so don't hesitate to take a swing if you've been watching something for a while.

Buyers who missed out in the Spring market are keen to buy so they can use it all winter or at least be in for next spring. Buyer and seller motivation coalesce and we usually see another peak of sales through the fall.

Generally unsold listings come off MLS around the end of October.  So we've got about 8 weeks if you're shopping for a cottage before the lakes and the market freeze.
