We're a Few Weeks into the Fall Market.

We've explained before  how this is a cyclic market and we see an uptick of sales in the fall.  We see more new listings; some truly new and others that are relisted to freshen interest. We also see price drops on properties that have been listed for a while so buyers might want to revisit some options that were previously above their price range.

So how long is this fall market anyway?  Typically unsold listings expire at the end of October rather than staying on MLS all through the winter.  That gives us about 6 weeks to make the magic happen!  After that sellers would still love to sell, but the listings are harder to find once off MLS.

We have been seeing an increase in new listings that we can expect to last a few more weeks.  Then the choice will be limited to unsold listings.  If you're hoping to buy this fall, the key is to be vigilant and look EVERY SINGLE DAY. 

This week there was a sale on a large lake northeast of Parry Sound  that sold with 3 offers for $200,000 above asking in 2 days.  Good properties ALWAYS move fast.  As soon as you see something you like, reach out so we can get you in to see it.

As the fall progresses we're seeing more sales in Muskoka compared to Parry Sound and Haliburton.  Here's what we've seen over the last month:

It's hard to get on a lake in Muskoka at $699,000.

Sucker Lake (apart from it's unfortunate name) is a nice lake just south of the quaint town of Rosseau.

This property would be perfect for someone looking for a home in Muskoka that sees being on a lake as a bonus. With year round access off a municipally maintained road you just need to have the driveway plowed.

Built in 2003 the home is solid but in need of cosmetic updates.  It boasts 4 bedrooms, 2 full bathrooms, cathedral ceilings upstairs and a walkout basement with rec room downstairs. 

The compromise here is that the home is quite far back from the water and trees have not been trimmed to allow a water view.  The pathway to the lake could be improved.

The shoreline is shallow and in a bay and has not been used in decades so needs to be developed by adding a dock.
